Denver-based residential development firm, The True Life Companies, is ready to advance its infill housing project in the Robla neighborhood.
The company has recently acquired approximately 28 acres on Main Avenue in the past few weeks, where it holds approvals for a 135-lot subdivision known as Dry Creek Estates. They have not yet submitted applications for building permits, despite receiving entitlements in May. True Life acquired the land for $2 million.
Entitlements involve the rezoning of the previously vacant land from agricultural to residential use, as well as undergoing a design review. The company initially sought approvals for this project in 2020.
According to the application, the project envisions 60 lots of approximately 3,735 square feet each on the southern side of the property, complemented by 75 lots of around 4,656 square feet each on the northern side.
Notably, an existing seasonal wetland drainage situated in the middle of the property would remain untouched and be dedicated to the city, in accordance with the original application.
The company has a local office in Folsom. They specialize in infill developments on underutilized land.
