Placer Vineyards Plan Begins Vertical Construction

Impacting Nearby Rio Linda and Elverta Villages

The massive Placer County master plan “Placer Vineyards” has started to rise from the ground, marking a significant development milestone that is set to impact nearby communities, including Rio Linda and the Elverta Villages project.

Homebuilder Lennar Corp. has begun the senior housing community Heritage Placer Vineyards with 522 permits issued for homes so far, according to the Sacramento Business Journal. This move is part of a larger vision initially proposed in 1997, encompassing 5,230 acres in west Placer County. The project aims to deliver over 14,500 homes and 165 acres of commercial development. Despite receiving final approvals in 2017, actual construction only commenced in the last year.

Placer County officials say that the first homes are under construction and are expected to be ready for occupants by 2025. This active adult community is designed to offer a central clubhouse with a fitness center and other recreational facilities.

Homes in Heritage Placer Vineyards will range from about 1,260 to nearly 3,000 square feet, and Lennar’s website indicates many have already been sold. The development is situated west of Walerga Road, just south of where it intersects with Baseline Road.

The next project slated for approval within Placer Vineyards is a single-family home subdivision by Woodside Homes, referred to as Property 2.

The expansion of Placer Vineyards is poised to significantly impact the neighboring communities, including Rio Linda and the nearby Elverta Villages project. Elverta Villages, another master-planned community, is mired in development hell with plans for thousands of new homes and extensive commercial space. These developments promise to bring economic growth, increased housing options, and enhanced amenities to the region.

One has to wonder if Placer Vineyards gets infrastructure in place, would that spur the development of the north side of Elverta Villages? Placer County is stepping on the gas. Sacramento County is still wondering where the water and power is coming from.

For Rio Linda, the proximity to these expanding communities means potential economic benefits and increased attractiveness for new residents and businesses. The development surge in this part of Placer County underscores a broader trend of suburban growth and infrastructure improvement, benefiting the larger Sacramento metropolitan area.
